Cooling Off Period
For bookings made before 15 Jul 2025, this property allows you to cancel your contract within 7 days of making your deposit payment. Applying for cancellation within this cooling-off period means you will get your full deposit refund and will be released from the contract.
No Visa, No pay
Your booking can be cancelled for free if you are unable to get your travel Visa.
No Place, No Pay
Your booking can be cancelled for free if you are unable to meet academic requirements of your university of choice.

Academic Year Cancellation Policy
Terms and Benefits:
- 7-Day cooling-off before 15th July 2025 and 1-Day after
- Free cancellation for personal reasons up until 31st May (only holding fee is retained)
- Free cancellation for visa refusals up until 2 weeks before check-in (only holding deposit is retained)
- 2% discount for instant payments, 1.5% discount for single payment, same rent amount for 2 Instalments, and 2% interest for 3 or 4 instalments
- Due dates may be tailored to your student loan If you require a special arrangement (more instalments, delayed due dates, tailored instalment split etc.), please see “Tailored Payment Plan” for further info
Cancellation Terms:
- Visa Refusals/No Student Status:
- During Cooling-Off: Full refund, including the Holding Fee. In other words, cancellation fee is £0
- More than 2 weeks before check-in: Full refund, except for the Holding Fee. In other words, cancellation fee is £250
- 0-2 weeks before check-in: Full refund, except for the Holding Fee and 2 weeks rent. In other words, cancellation fee is £250 + 2 weeks rent
- After check-in & not collecting keys: Cancellation fee is £250 + 2 weeks rent + accumulated weeks rent from your check-in date until the date you notified us
- Post check-in (visa refusals after key collection): We, unfortunately, do not offer cancellation for visa refusals after you checked-in and collected keys. We can, however, offer a replacement option
- Other Reasons:
- During Cooling-Off: Full refund, including the Holding Fee. In other words, cancellation fee is £0
- Before 1st June 2025: Full refund, except for the Holding Fee. In other words, cancellation fee is £250
- On or after 1st of June 2025 (outside cooling-off): We, unfortunately, do not offer cancellation for personal reasons outside cooling-off on or after 1st of June 2025. We can, however, offer a replacement option.

Flexible All-Year Cancellation Policy
Terms and Benefits:
- Cooling-Off Period: 1-day cooling-off period after booking.
- Free Cancellation Period: Free cancellation for personal reasons if more than 4 weeks before check-in (holding fee retained).
- No Visa No Pay & No Place No Pay: Free cancellation for visa refusals up until 2 weeks before check-in (holding fee retained).
- Payment Plans for Short-Term Booking: Single Payment: Same rent amount for Single Payment
- Payment Plans for Long-Term Booking: Same rent amount for Single Payment, Same rent amount for 2 Instalments, and 2% interest for 3 or 4 instalments
- Flexible Check-in: Check-in can be changed up until 4 weeks before check-in without fees (subject to availability) and provided that the length will not shorten
- Tailored Payment Terms: If you require a special arrangement, please see “Tailored Payment Plan” for further info
