Cooling Off Period
This property allows you to cancel your booking within 14 days of making your deposit payment. Applying for cancellation within this cooling-off period means you will get your full deposit refund and will be released from the contract.
No Visa, No pay
Your booking can be cancelled for free if you are unable to get your travel Visa.

Cancellation policy
- Cooling Off Period
- Subject to the exception detailed below, the Licensee may cancel this Agreement within fourteen (14) days of the booking date (“cooling-off period”). In such case, the Licensee shall pay the Bedding & Service Fee, the Deposit, and two (2) weeks’ Licence Fee. If the Agreement is cancelled at any time after the cooling-off period, the Licensee shall be liable to pay all charges due under this Agreement, including the Bedding & Service Fee, the Deposit, and the full Licence Fee.
- Cooling-off Exception
- The right to cancel during the cooling-off period shall not apply where the cancellation is sought within fourteen (14) days prior to the Start Date. In such circumstances, any cancellation will render the Licensee liable to pay all charges due under this Agreement, including the Bedding & Service Fee, the Deposit, and the full Licence Fee.
- Visa Refusal
- In the event of a visa refusal, where the Licensee provides a copy of the official refusal letter issued by The British Embassy within seven (7) days of the date of issue, all fees paid will be refunded to the Licensee, save that an administration charge of £150 shall be deducted from the Deposit.
- Room Replacement
- In the event of a room replacement being accepted by the Licensor on a case-by-case basis, the Licensee shall pay a £150 administration charge and shall forfeit the Deposit. Acceptance of a replacement is entirely at the discretion of the Licensor.
- The Licensor may cancel this agreement on notice in writing to the Licensee prior to the Start Date. In such case all fees previously paid under this agreement shall be repaid to the Licensee.
